What insurance do you carry?
$1M per-occurrence / $2M aggregate Commercial General Liability, commercial auto, and workers’ comp documentation. Additional Insured endorsements, waiver of subrogation, and primary & non-contributory language available on request. Vendor packet delivered same-day.
Are you OK with after-hours and overnight access?
Yes — commercial pads, drive-thrus, and dumpster enclosures are often best worked overnight or pre-opening. Quiet equipment and battery lighting available. Just specify access constraints during the walk-through.
Can you sign our standard service agreement?
Yes — bring the agreement to the walk-through. I can review and accept standard PM-company language including Additional Insured, waiver of subrogation, and indemnification clauses within reason. Anything unusual we discuss before signing.
How fast can you onboard as a new vendor?
COI to your insurance carrier within 24 hours of request. Full vendor packet (W-9, COI, AI endorsement, sample scope, references) delivered same-day on email request. First scheduled visit within one to two weeks of contract execution, depending on calendar.
What about water containment and EPA discharge compliance?
I follow Florida BMPs (Best Management Practices) for pressure-washing wastewater — especially for hot-water work where grease and oil become potential runoff concerns. Vacuum recovery or berm-and-divert procedures available where needed. Happy to walk through your property’s compliance plan during the visit.
Net-30 or longer payment terms?
Net-15 is standard. Net-30 routinely accommodated for property-management companies and HOAs after a first invoice clears. Longer terms (45/60) for enterprise clients with documented procurement cycles — discuss during onboarding.
How often should our property be cleaned?
Most properties run a quarterly base cadence with monthly touch-ups at high-traffic surfaces (pool decks, restaurant pads, customer-facing storefronts). I size the program during the walk-through based on traffic, surface type, and your tenant complaints. No locked-in minimum-term contracts — cancel any time with 30 days’ notice.
Will you actually do the work yourself, or do you sub it out?
I’m the one on site. No subs. Family-run, so occasionally a relative assists for larger jobs — I’ll tell you up front, and they work under my insurance. You always know who’s on your property.
